As part of our standard acquisition service we would provide the following:-

  1. Full Analysis of your Requirement
    In terms of Size, Location, the Budget, taking into account your type of business and of course your aesthetic taste.
  2. Comprehensive Property Search
    A thorough search of the entire market via our numerous databases and contacting over 500 of the most active Central London agents. Given our reputation in the market, we would also expect to uncover some properties on and 'off-the-market' basis and may source some possibilities direct via landlords and tenants. In addition we will continue to search going forward until we find the right property and give you regular updates on anything new coming to the market.
  3. Viewings
    We will organise all inspections of properties and accompany you providing on the spot advice and valuable insider information and property expertise.
  4. The Negotiation
    We will negotiate on your behalf with prospective Landlords and their agents, to secure the best possible terms for you.
  5. Landlord & Vendors Claims
    We undertake a full measurement in line with the latest RICS Code of Measuring Practice of the subject property so that we can confirm all other landlords/vendors claims.
  6. Legal & Fit out Process
    We liaise closely with your appointed solicitors in order to ensure that the form of lease accurately reflects the terms agreed and that no unnecessary burden will be placed on you. We can also provide with you three fit out companies whom we have worked closely and successfully with before.
  7. General
    Our role also includes steering your company away from situations where there are, for example, high service charges, unreliable Landlords or poorly maintained buildings. We will ensure the smooth path to you securing your chosen office.

TERMS & CONDITIONS

Fees

We would be pleased to accept your instructions for finding and securing your office space and our standard introductory fees are calculated on the basis of 10% (+VAT) of the annual rent agreed (or the average annual rental in the event of a rising rent being agreed).

Should your company purchase a freehold or long leasehold interest; introductory fees will be 1.5% of the purchase price, plus VAT.

There are no fees due in advance and our fees are only payable upon the exchange of the legal formalities or occupation of the space, whichever is the earlier.

Please be aware that should your company choose to negotiate directly with the Landlord on properties that we have introduced to you, your company is still liable to pay our fees.
